Land Use Development Application
Project Title: Arroyo Crossing Planned Unit Development (PUD), application to amend the Development Agreement and Master Plan for the Arroyo Crossing Planned Unit Development, for the purpose of clarifying development stipulations and housing type categories
Project Address: Arroyo Crossing Development– Spanish Valley Drive
Project Applicant: Moab Area Community Land Trust
Project Representative: Kaitlin Myers
Project Description: Arroyo Crossing Planned Unit Development was approved by Ord. 600 on October 15, 2019 with accompanying Master Plan and Development Agreement.
The recordation of the approved PUD Master Plan and associated Development Agreement memorialized a variety of permitted development types within the PUD including apartments, cottages, townhomes, duplexes, and single-family units
The recorded development agreement and master plan lacked clarity regarding housing types and also failed to define setback requirements for the townhome dwelling type.
The proposed amended Master Plan and Development Agreement aim to rectify such issues in two ways
1. The Arroyo Crossing PUD Master plan shall be modified and amended to
propose the following development: 3 Community Facilities, 116 Apartments, 24 Cottages, 96 Townhomes, and 64 Single Family units.
2 The Arroyo Crossing PUD Master Plan shall be modified and amended to include front, street, side, and rear setbacks for townhome units.
